About the Board

The Township Council has established a Zoning Board of Adjustment, consisting of 7 members and 2 alternate members, to perform the duties required by the New Jersey Municipal Land Use Law (New Jersey Statutes Annotated 40:55-D). These duties include the following powers:

  • To hear and decide appeals where it is alleged by the appellant that there is an error in any order, requirement, decision or refusal made by an administrative officer based on or made in the enforcement of the Zoning Ordinance.
  • To hear and decide requests for interpretation of the Zoning Map or Zoning Ordinance.
  • To review applications which propose to utilize property in a manner not consistent with municipal zoning laws.
  • In particular cases and for special reasons, to grant a variance to allow departure from the regulations of the Zoning Ordinance to permit a use or principal structure in a district restricted against such use or principal structure.

It is the Board's chief goal to set forth the safety and welfare of the community with the objective of conserving the value of property and encouraging the most appropriate use of land throughout the Township. A simple definition would be the Board "adjusts zoning" for specific applications, circumstances and pieces of property.
